Where is SAMG Real located?
SAMG Real is based at 167 Mundy Ave, Edison, NJ 08820, in the Oak Tree section of Edison, New Jersey. Our office handles every property in the portfolio, all of which sit within Middlesex County or the towns immediately adjoining it.
Is SAMG Real a real estate brokerage?
No. SAMG Real is an owner-operator, not a brokerage. We own the freehold on every property shown on this site and lease directly to tenants. That means there is no agency fee, and the person answering your enquiry is the person who can approve the lease.
How many properties does SAMG Real own?
SAMG Real currently holds eight properties across Central New Jersey: five single-family and contemporary homes, a twelve-unit townhome block in Woodbridge, a thirty-four-unit apartment building in Piscataway, and one fitted commercial office floor on the Route 27 corridor in Edison.
Which towns does SAMG Real operate in?
Our portfolio covers Edison, Metuchen, Woodbridge, Piscataway, Highland Park and Bridgewater, New Jersey. We actively acquire across Middlesex County and the towns immediately bordering it.
How do I arrange a viewing?
Use the contact form or email info@samgreal.com with the property name and a rough idea of when you are free. We arrange viewings directly, including evenings and Saturday mornings, and we reply to every enquiry — usually within one business day.
Do you charge tenants an agency or finder fee?
No. Because SAMG Real owns the properties directly, there is no letting agent in the transaction and no agency or finder fee is charged to tenants. You deal with the freeholder throughout.
What are your leasing terms?
Terms are agreed property by property rather than set from a rate card, and we discuss them directly with each prospective tenant. Contact us with the property you are interested in and your intended term length, and we will set out the terms in writing.
A property I want says "Leased" — can I still register interest?
Yes, and we recommend it. Leased properties come back to market, and Grove Street Townhomes runs a standing waitlist because occupancy there has been continuous since 2018. Send us an enquiry naming the property and we will contact you when it becomes available.
Who handles maintenance and repairs?
SAMG Real handles maintenance in-house rather than outsourcing to a managing agent. Roofs, HVAC plant and building envelopes are inspected annually across the whole portfolio, and repairs are scheduled from those inspections. Grove Street Townhomes and Raritan Commons also have a superintendent on call.
Do you have commercial space available?
Yes. The Route 27 Commercial Suite in Edison is a 5,400 sq ft fitted office floor, available whole or split into two independent suites of roughly 2,700 sq ft, each with its own entrance and twenty-two dedicated parking spaces in total.
Does SAMG Real buy property?
Yes. We are an active buy-and-hold purchaser in Middlesex County, New Jersey and the surrounding towns. Because we acquire to hold rather than resell there is no onward chain. Owners considering a sale can contact us directly and in confidence.
What are your office hours?
Our Edison office is open Monday to Friday, 9:00 to 18:00, and Saturday 10:00 to 16:00. We are closed Sundays. Email enquiries sent outside those hours are answered on the next business day.
