SAMG Real buys, holds and manages property in Central New Jersey. We have done it from the same Edison address since 2013.
Who we are
We own what we list.
SAMG Real is a private property company at 167 Mundy Ave in Edison, New Jersey. Every building on this website is held on our own balance sheet.
That distinction shapes everything else. A brokerage earns on the transaction and moves on. A management company answers to an owner you will never meet. We are the owner, so the incentives run the other way — the condition of a roof in 2031 is our problem, which is why we deal with it in 2026.
The portfolio began with a single colonial on Mundy Avenue and has grown to eight properties across Middlesex County and the towns bordering it, spanning single-family homes, a townhome block, an apartment building and one commercial office floor.
How we work

Maintain before it fails
Roofs, heating and cooling plant and building envelopes are inspected annually across the whole portfolio. Work is scheduled from those inspections instead of from emergency call-outs.

One point of contact
Enquiries, viewings, leases and repairs all run through the same Edison office. Nothing is handed to a third-party agent who has to ask us before answering.

Say the terms plainly
We quote terms in writing, in plain language, before anyone signs. No finder fees, no administration charges appearing late in the process.
Where we operate
Central New Jersey, and not much beyond it.
We deliberately stay inside a radius we can drive. Every property in the portfolio is within about twenty minutes of the Edison office, which is what makes in-house maintenance workable rather than aspirational.
